In this package, town planners will review your site information and the selected design.
This report ascertains whether complying development is possible and lists the documents required to obtain for approval, along with other reports council may need (eg: ushfire or flood zone report).
If complying development is not possible an explanation will be provide as to why and alternative processes of approval will be suggested (eg: a development application through your local council).

Cost Analysis Report

In this package, We have included a costing plan in this package, where an independent qualified quantity surveyor will review your chosen design and prepare a trade breakdown of costs to assist you in determining your budget. The trade breakdown costing will be subject to your location, individual site features, slope and access.

There are two main approval processes:
Complying Development Certificate (CDC) or, where this is not possible, a Development Application + Construction Certificate.
Complying Development Certificate (CDC)
Is a form of planning approval that can be issued by an accredited certifier or a council. This certificate
combines approval for use of the land and building construction.
Before starting complying development, the applicant must find
out what planning controls apply to the land and to the type of
development. Some types of complying development are subject
to local exclusions or variations.

This package includes the base documents required to obtain approval. Please note: every site is different and council may have varying requirements (as established by the planning report). Documents outside the base list will be assessed on an individual basis.
This package contains:

- - Basix
- - Site Plan
- - 1 x Plan Ground level
- - 4 x Elevations
- - 2 x Sections
- - Engineering documents
- - Stormwater documents
- - Specification
- * some submissions will require extra information which is determined in the site check report (eg: bushfire or flood zone reports). These will be assessed on an individual basis.
Exclude all fees, bonds and levies
Development Application (DA) + Construction Certificate.
If a CDC is not possible, as established by the planning report because you cannot meet the Complying Development planning rules, then a Development Application (DA) will be required.
There are two steps to a development application:

- Construction Certificate
Step 1 - Lodgement of Development Application Package
Price on Application
Following the lodgement of a Development Application for assessment, if the application is approved, a set of conditions will be placed on the approval.
This package contains:
- - Survey supplied by client or obtained by Creative Spaces Australia at an extra over cost.
- - Basix certificate
- - SEE
- - Site plan (roof)
- - 1 ground floor plan
- - 4 elevations
- - 2 sections
- - shadow diagrams
- - notification plans
- * some submissions will require extra information which is determined in site check report (eg: photo montage, heritage report, landscape plans). These will be assessed on an individual basis.

Step 2 - Construction Certificate (CC) – Consent to Build
Price on Application
After a Development Application has been approved you will need to provide all documentation, plans and specialist reports as set out in the consent conditions of the DA approval. After the required documentation has been submitted and approved, you will be issued a Construction Certificate (CC) and then construction may proceed.
This package includes basic documents required by your local council to obtain approval. Please note: every site is different and council may have varying requirements. Specific conditions may need to be met as part of DA consent. Documents outside the base list will be assessed on an individual basis. A builder is required to be engaged prior to the release of the Construction Certificate.
This package contains:

- - Stormwater documents
- - Specification ( HIA spec)
- * some submissions will require extra information which is determined in DA condition (eg: waste management report, reports, arborist report, material and finishes). These will be assessed on an individual basis.

Construction Package
Price on Application
Package includes all documents required for a builder to tender on project and to build external envelope including walls, floors, roofs, windows and doors. All internal fit-outs including bathrooms, kitchens and joinery items are purchased separately in wet area and joinery packages.

Wet area and Joinery Package
Price on Application
Package includes all documents required for a builder to tender on project and to build internal fit-out for bathrooms, kitchens and joinery etc.Price will vary depending on fit-out.
